Conclusion Questions


1.    Discuss the anticipated sustainable and energy efficient characteristics for your proposed project.
Our project will be fairly energy efficient.  Because our building will be in use mostly in fair weather, the       lights won’t be in use too often because of the glass curtain wall.  There will be a lot of heat gain through this wall, but as was mentioned earlier, this building will be mainly in use in fair weather so that won’t matter too much.  The land that we have will be nearly perfect for this project, so we will be able to use it nearly as-is.  We can also use the pond as a retention pond without much preparation.
2.    What part of the project proved to be the most difficult to complete? Why?
The hardest part was when I was constructing the Gantt chart and trying to figure out a rigid schedule to keep the schedule on track.  It was also difficult to be working on my projects as well as keeping other group members on task and on schedule.
3.    Describe one improvement that you would incorporate if given sufficient time. Explain how it would make your project better.
Our group would probably make exterior buildings for maintenance vehicles as well as a fueling station for the ATV's and other equipment around the facility.
4.    Choose a career path that you discovered during this project of which you were previously unaware. Give a typical job description for a career in that field.
A landscape architect can be used to incorporate the track, the landscaping around it, and also different plants that can be used to help reduce noise and benefit to the overall work.

Commercial Roof Systems

1. Why are flat roofs common on larger commercial buildings?
Highly dependable, economically beneficial, high durability, and high efficiency makes EPDM an attractive option to any building owner looking to a commercial, industrial and institutional roofing and, will often come with long warranty.
2. Why are the standard pitched roof treatments not acceptable for a low-slope roof?
For low- pitch roofs, you can use PVC membrane roofing, rubber roofing, Thermoplastic sheets, or Asphalt shingles.
3. Why are the typical low-slope roof surfaces not appropriate when public access is planned?
Typical low slope roofs simply won't and are not rated for foot traffic. The base should be able to hold up foot traffic, and a lot of of low slope surfaces are a foam system and that is not an acceptable base to handle foot traffic.
4. What factors are important to consider when designing a green roof?
Green roofs provide, Controlling erosion and pollution, Improving water quality, Mitigating urban heat-island effects, cooling and cleaning the air, More than doubling the service life of the roof, Conserving energy
5. What advantages do green roofs provide over standard low-slope roof treatments?
There are five main ecological advantages for adopting a green roof system, as opposed to using the traditional black or white reflective membrane roofs. The most obvious benefits are storm water management and reduced energy costs.

Land Use and Development Regulations

1. Identify the Building Code that applies in Noblesville by reviewing Section 154.04 Adoption of Rules by Reference in the Noblesville Code of Ordinances.

2. Visit the Indiana Association of Building Officials website at http://www.iabo.com/ and follow the link to Current Codes. On which model code is the current Indiana Building Code based?

3. Using the International Building Code, find the Use and Occupancy classification of the proposed new Keystone Building.

4. Using the International Building Code, describe each of the four types of construction. Based on the existing structure, under which of these types of construction could the Keystone Building fall? See section 503.1.
Types I & II - Constructed of noncombustible materials
Type III - Exterior is made of noncombustible materials. Interior is made of fire-retardant-treated wood.
Type IV - Exterior is made of noncombustible materials.  Interior is of solid or laminated wood.
Type V - Walls, floors, roofs, and exits can be made of any type of material.
5. Compare the allowable Building Heights and Areas (IBC 2009 Table 503) for the Keystone Library using different construction types. What is the least restrictive construction type that can be used for the Keystone Library? Is a fire-protective layer required over the structural elements? Note: The letter A indicates that the structural members are protected by a fire-rated coating or cover (sheetrock, spray on, or another approved method). The letter B indicates that the structural members are not protected by an additional fire-rated coating or cover.
Construction group A-5 is the most unrestrictive.  The only kind you can't use would be Type 5. 
6. What materials do you propose to use for the new interior walls and floor for the Keystone Building? Justify your answer.
It would be smart to use concrete walls or cinderblocks because they are extremely strong as well as good at preventing or containing fire.  Also it would make sense to use tile instead of carpet because there will be so much traffic coming through with snow, water, and dirty shoes.
7. Use the IBC to determine the Occupant Load (IBC 2009 Section 1004) for the Keystone Building assuming a second floor is added. For now, conservatively assume that the second floor is entirely stacks and that the first floor is entirely reading rooms. In addition, because there is currently no plan to include an outside stairway to the roof, assume that the occupants of the green roof must exit through the 2nd floor. The building inspector has determined, based on the planned use of the green roof as additional reading area, that the occupant load for the green roof may be based on the requirements for reading rooms.
On the first floor, there can only be 188 people at one time.On the second floor there can be up to 43 people at one time. 86 will be able to be on the green roof at a time enjoying the beautiful view of paper as they waste their lives away reading.
8. The occupant load is used to determine the minimum egress width for the building. Use the IBC to determine the required total egress width (IBC 2009 Section 1005) for the Keystone Building including the second floor.
1005.1 Minimum required egress width. The means of egress width shall not be less than required by this section. The total width of means of egress in inches (mm) shall not be less than the total occupant load served by the means of egress multiplied by 0.3 inch (7.62 mm) per occupant
9. What is the minimum number of exits required for the Occupant Load (IBC 2009 Section 1021)?
The egress has to be 63.4 inches wide.
10. Read IBC 2009 Section 1021.2. Is it permissible to have only a single exit from the ground floor? From the second floor? Justify your answers.
It must have at least 2 exits for each floor.
11. In which zoning designation does the Keystone building property lie? (Refer to the Keystone Library Site Location Map to help locate the site on the zoning map.)
Its located in the Corporate Campus Planned District
12. Describe the purpose of this zoning designation. Document your answer with a section number from the code.
(H)     Corporate Campus Planned Development District (CCPD)
          (1)     Purpose and Procedures. The purpose of the Corporate Campus Planned Development District (CCPD) is to encourage economic development activity and high quality, well-integrated development both north and south of the 146th Street corridor, east of State Road 37 to Prairie Baptist Road and Atlantic Road, and north of the I-69 interchange. This district is intended to provide for a broad range of uses, thus expanding employment opportunities in Noblesville and enhancing its tax base. Within this district are a number of subdistricts that represent various physical character areas. Although the
CCPD District shall be developed in a unified and coordinated fashion, each of the subdistricts has tailored a purpose, use, bulk and site development standards reflective of its location, function, and desired appearance within the corporate campus park. It is the intent of this district to augment the other bulk provisions of this chapter. When not specifically addressed by this district, the bulk standard provisions of this chapter shall apply.
13. What is the minimum lot size within this designation? Does the Keystone Property meet this requirement? Document your answer with a section number of the code.
I cannot locate this is the IBC.
14. What is the maximum building height according to the Noblesville ordinance?
Between 2-4 stories for commercial buildings.
15. Read Section 159.120 of the Noblesville Code of Ordinances. Record any information that is important to the redevelopment of the Keystone building.
(1)     No building, structure, or land shall be used or occupied and no building or structure or part thereof shall be erected, constructed, reconstructed, moved, or structurally altered except in conformity with all of the regulations herein specified for the district in which it is located.
(2)     No structure shall be erected or altered to provide for greater height or bulk; to accommodate or house a greater number of families; to occupy a greater percentage of lot area; to have narrower or smaller rear yards, front yards, side yards, or other open spaces than herein required, or in any other manner contrary to the provisions of this chapter.
         
 (3)     No yard or lot existing at the time of passage of this chapter shall be reduced in dimension or area below the minimum requirements set forth herein.  Yards or lots created after the effective date of this chapter shall meet at least the minimum requirements set forth herein.  No part of a yard or other open space or off-street parking or loading space required in connection with any building for the purpose of complying with this chapter shall be included as part of a yard, open space, or off-street parking or loading space similarly required for any other building.
16. Is the Use proposed in Keystone Building Project permitted on this property? Document your answer.
The building seems like it would be a great fit for the area and it meets all the requirements.17. When developing a property, when is landscaping and screening required?
Landscaping is required for all residential and commercial buildings.
